1. Acceptance of Terms
By accessing or using the VPS Estate website and services, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, please do not use our services.
2. Services Provided
VPS Estate is a real estate platform that connects property buyers, sellers, tenants, and agents. We provide:
- Listing of properties for sale and rent
- Search and filter tools to find properties
- Connecting property owners with potential buyers/tenants
- Subscription plans for agents to list multiple properties
We act as a facilitator only. All transactions are directly between the buyer and seller/agent. VPS Estate is not a party to any property transaction.
3. User Responsibilities
By using our services, you agree to:
- Provide accurate, current, and complete information
- Maintain the security of your account credentials
- Not use our platform for any illegal or unauthorized purpose
- Not post false, misleading, or fraudulent property listings
- Not engage in any activity that could harm or disrupt our services
- Comply with all applicable laws including MahaRERA regulations
4. Listing and Content
By posting content on VPS Estate, you:
- Confirm you have the legal right to list the property
- Grant us a non-exclusive right to display your content
- Warrant that all information is accurate and up-to-date
- Accept that we may remove any listing that violates these terms
We reserve the right to verify all listings, request supporting documents, and reject/remove any listing at our discretion.
5. Subscription Plans
- Subscription fees are payable in advance via our payment partner PayU
- Subscriptions auto-expire at the end of the plan duration
- Subscription fees are non-refundable once activated
- Upgrades can be made anytime; downgrades are only allowed after expiry
- We reserve the right to modify plan features with prior notice
6. Payments and Refunds
All payments are processed securely through PayU. You agree to:
- Pay all fees associated with your chosen subscription plan
- Provide valid payment information
- Accept that failed payments may result in suspended service
Refunds are issued only in cases of duplicate payments or technical errors on our end. Contact us within 7 days of payment for refund requests.
7. Intellectual Property
All content on VPS Estate — including logos, text, graphics, images, and code — is the property of VPS Estate or its licensors and is protected by copyright and other intellectual property laws. You may not copy, modify, or distribute our content without written permission.
8. Limitation of Liability
VPS Estate is provided "as is" without any warranties. We are not liable for:
- Any disputes between buyers, sellers, or agents
- Inaccurate information in property listings
- Financial losses resulting from property transactions
- Technical issues, downtime, or data loss
- Any indirect, incidental, or consequential damages
9. Termination
We reserve the right to terminate or suspend your account at any time for violation of these terms, fraudulent activity, or any behavior that harms our platform or users. You may delete your account anytime.
10. Governing Law
These terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of the courts in Mumbai, Maharashtra.
